During 2020 Kilenkrysset has continued its expansion in its priority geographical area, Greater Stockholm and the Mälardalen region, through a number of strategic land acquisitions. A total of approx. 8.5 million sq m has been acquired in a short time in places including Nykvarn, Håbo and Knivsta. Through cooperation with each municipality, the intention is to develop these areas over the long term into new future logistics hubs, like the ones Kilenkrysset has created with the logistics areas in Rosersberg and Brunna/Kungsängen over the past 15 years.
“When we acquired our first land in Rosersberg, nobody else believed in the area's potential. It was simply considered to be too far out from Stockholm. To attract the first tenants, we had to promise that we would arrange a new motorway exit within a number of years. By co-financing the exit, we succeeded, in close cooperation with the municipality, in keeping that promise, and through further long-term investments that were risky at the time (for example, we built a national combined terminal and co-financed a rail exchange yard for train traffic), we have succeeded in developing the area into what is today Sweden's most attractive logistics area. We took big risks at the time, but we did it because we were convinced of the area's long-term potential. The same applies to Brunna/Kungsängen, which has also developed into a leading logistics centre in a short time,” says Jan Persson, CEO and Chairman of the Board of Kilenkrysset.
Kilenkrysset now sees the same potential for Greater Stockholm's future supply of goods in the new areas – Håbo and Knivsta for the northern part and Nykvarn for the southern part. “With Dagab's large new central warehouse, Håbo has already become very interesting for new logistics establishments. The customers are there, but not the zoned land.” Kilenkrysset has recently signed a land allocation agreement with Håbo Municipality for the development of a new logistics area in Dragelund next to the E18, directly adjacent to the Draget interchange. Kilenkrysset has also acquired adjacent properties totalling just over two million sq m from a private individual to make this investment possible. In Knivsta, Kilenkrysset has acquired land totalling three million sq m at the Brunnby interchange, close to the E4 and national road 77. “In Knivsta we gain another strategic signage location next to the E4 between Arlanda and Uppsala. Together with the intersecting national road 77, the area is a natural hub for various road transports,” Jan Persson continues.
In Nykvarn, Kilenkrysset has acquired a land area of approx. two million sq m located just west of Almnäs, along the E20, from the Diocese of Strängnäs. The land area, which is planned as a future logistics area, is strategically located near the E20 and close to Kilenkrysset's existing, already zoned, business area in Nykvarn Municipality. “It is on the southern side of Greater Stockholm that the shortage of zoned logistics land is greatest, while demand is enormous. Nykvarn is strategically placed to be developed into a leading logistics hub for southern Stockholm.
It would also be positive for the whole of Sörmland, not least for Strängnäs and Eskilstuna,” says Jan Persson.
