Kilenkrysset AB, Bockasjö Holding AB and Frankenius Equity AB are now forming ROC Properties AB. The new company, which focuses on logistics properties, will already in 2022 own properties worth approx. SEK 2 billion, with a further SEK 2 billion by the end of 2023. The new company will be owned 50 percent by Kilenkrysset, 25 percent by Bockasjö Holding and 25 percent by Frankenius Equity. The goal is to list ROC Properties on the stock exchange within approx. 2 years.
Kilenkrysset and Bockasjö AB, which is 68 percent owned by Bockasjö Holding and Frankenius Equity, are today two of Sweden's leading developers of logistics properties. The purpose of forming ROC Properties is to create a company focused on logistics properties and long-term ownership.
– With ROC Properties we want to create by far the best property company in logistics, for both tenants and investors. Some of the owner companies' most valuable properties will be part of ROC Properties. Future growth will be based on three key criteria: strong and stable tenants, strategically located properties, and high quality in the properties that will make up the portfolio. We believe in long-term value growth, and the better the content, the better the result, says Joakim Hedin, CEO of Bockasjö and Bockasjö Holding and Chairman of the Board of ROC Properties.
In 2022 the company will own properties worth approx. SEK 2 billion, and by the end of 2023 the portfolio will amount to approx. SEK 4 billion. Initially, from the first quarter of 2022, it will include three properties in Rosersberg, outside Stockholm: DHL (15,829 sq m), Sortera (4,550 sq m) and Åhléns (37,560 sq m). ROC Properties will also acquire properties on the open market.
Karl Persson, former CEO of Cushman & Wakefield Sweden, has been appointed CEO of ROC Properties. With 21 years on the advisory side, among other experience, Karl Persson has extensive experience of the property sector in general and logistics properties in particular.
– This will be tremendously exciting and at the same time challenging. Logistics properties are one of the strongest segments, and we must work hard to meet the high demands of both tenants and investors. We have strong expertise and substantial resources, so this has every chance of becoming really good, says Karl Persson, who takes up the position of CEO of ROC Properties on 1 January 2022.
