Kilenkrysset Sweden is selling land in Rosersberg, Sigtuna Municipality, to the logistics property company Prologis.
On 1 December, ground was broken for Prologis's latest project: a modern logistics property with a high level of climate adaptation and many additional features. The 20,000 sq m property is expected to be completed and ready for occupancy by the turn of the year 2023/2024.
Rosersberg DC4 is the latest in a series of properties built by Prologis in the Nordic market, where the company currently owns and manages 34 high-quality distribution centres and warehouse premises. With the construction of Rosersberg DC4, Prologis further strengthens its presence in the Stockholm area.
“It feels very positive that Prologis is the buyer of this land. They are a strong player in the logistics market, and we already have a good relationship with each other. It will be exciting to see another attractive building take shape within Stockholm Nord Logistics Area,” says Annika Persson, CEO and owner of Kilenkrysset Sweden.
The state-of-the-art logistics property will comprise approximately 20,000 sq m and is being built on the land acquired by Prologis in June 2022. The building is designed with flexibility in mind and can be leased as separate units or as one large facility.
– Different solutions for the loading docks are also possible, either one larger loading dock with through-flow via cross-docking or two separate units, says Tony Johansson, Head of Development, Prologis Nordics. Modern construction techniques will also reduce the number of internal columns to increase flexibility in how the floor space can be used.
Rosersberg DC4 will also have a number of advanced features in its standard specification, such as solar panels on the roof, large areas of natural light, daylight-like LED lighting and self-watering plants for a good working environment and good air quality. The property also lies directly next to a green area where outdoor seating is planned for the people who will work in the building.
As an industry leader in sustainability-certified properties, Prologis has high sustainability ambitions, and all new buildings are certified under the BREEAM environmental certification system. With Rosersberg DC4, the ambition was raised from “Very Good” to “Excellent”. In addition, the carbon footprint of the construction is offset through donations to Cool Earth, an organisation that protects threatened rainforests.
Rosersberg DC4 suits any company that needs quality logistics space meeting high sustainability standards and offering a good working environment. The site's multimodal location makes the area one of the most attractive logistics hubs in the Stockholm region.
– The proximity to the road network, rail and air gives companies good opportunities to reach central Stockholm, the Mälardalen region and the rest of Sweden and Europe efficiently.
