Bockasjö, Kilenkrysset and Kilenkrysset Sweden are selling five properties with a total lettable area of approx. 120,000 sq m and land of 16,000 sq m, at an underlying property value of just over SEK 2 billion, to Logicenters. Four of the properties included in the acquisition are located in Rosersberg, with Åhléns, Kicks and Sellpy as tenants. The 16,000 sq m land area consists of expansion land next to the Åhléns property, which allows the construction of approx. 12,000 sq m of new logistics space. The fifth property is a vacant property of 20,400 sq m of lettable area under construction in Eskilstuna Logistikpark.
The property leased by Åhléns contains 37,500 sq m of lettable area and was completed in December 2021. The Åhléns property includes an adjoining plot of 16,000 sq m that allows the possible construction of approx. 12,000 sq m of new logistics space.
In the same area, two properties leased to Kicks and Sellpy are being built. The properties will be ready for occupancy on 1 September this year and have lettable areas of 41,481 sq m and 20,400 sq m respectively.
In Eskilstuna Logistikpark, Bockasjö is building a vacant logistics property of 20,400 sq m of lettable area, which will be completed at the turn of the year.
Possession of the Åhléns property and the plot takes place immediately. Possession of the Kicks and Sellpy properties takes place on 1 October this year, and of the property in Eskilstuna in spring 2024.
The properties in Rosersberg are close to the E4, Arlanda Airport and Stockholm, which creates excellent conditions for companies wishing to establish logistics operations in the area. In addition, the majority of the properties are environmentally certified under Breeam and generate green electricity with solar panels.
